<div class="title-gr">Description</div><div class="space-s"></div><!----><div class="bio-details" automation="jobPublicDescription" ng-if="data.job.access_mode !== 'PRIVATE'"><div><b>Property Coordinator<br>Kingston-on-Thames (4 days in office, 1 day from home)&nbsp;<br>37.5 hours per week<br><br></b><p>Crew Clothing Company was founded in Salcombe in 1993.&nbsp; Today Crewis a great British brand, and our success lies in our authentic passion forproducing great looking, well-made clothes.&nbsp; We now have more than 130stores and a thriving website, and the business continues to grow.</p><p>Our people are at the heart of our company.&nbsp; With a passion forexceptional service, and a love for our product, our team is dedicated tooffering the best customer experience – nothing is too much trouble.<br><br><b>Purpose of the role:<br></b></p><p>Tosupport the business by developing and managing a multi-disciplinary propertyfunction covering acquisitions, disposals, renewals, maintenance, constructionand estate management. Ensure to drive business performance, profitability andmanage all statutory obligations.&nbsp;</p><p><b>Responsibilities:</b><br></p><p><b><span>Acquisitions: </span></b></p><p></p><ul><li><span>Identifyingand procuring a pipeline of new sites ensuring their quality will embrace bothbusiness and brand;</span></li><li><span>Identifyingand negotiating potential sites, working with retained and non-retained agentsas well as landlords and developers to create new site opportunities</span></li><li><span>Seekingoff market opportunities proactively through own enquiries;</span></li><li><span>Undertaking site visitsthroughout the UK, review and appraise suitable opportunities and negotiate andagree possible terms;</span></li><li><span>Ensure all sites secure allnecessary consents – licensing planning, etc.</span></li></ul><p><b><span>Maintenance: </span></b></p><p></p><ul><li><span>Deliver awell maintained environment for customers and employees and provide a customerforward service for the existing estate;</span></li><li><span>Having responsibility for thetender, mobilisation and management of contractors for both hard and softservices, setting KPIs and SLAs and monitoring their performance against setcriteria</span></li><li><span>Developingand implementing a reactive maintenance and preventative maintenance programme;</span></li><li><span>Agreeingrates and service level agreements with all contractors;</span></li><li><span>Managingthe in-house system from work being logged through to sign off of workcompleted;</span></li><li><span>Ensuringall work and maintenance are in line with brand design standards;</span></li><li><span>Providingmanagement reports and KPI reports to the business;</span></li><li><span>Ensuringplanned maintenance visits and statutory testing is in place.</span></li></ul><p><b><span>Estate Management:</span></b></p><p></p><ul><li><span>Proactivelymanage the existing portfolio to deliver value;</span></li><li><span>Proactivelymanage the extensive lease expiry program including managing the store closureprocess upon exit;</span></li><li><span>To oversee the negotiation andmanagement of rent reviews and lease renewals (including the documentation ofnil uplift reviews), in line with strict performance targets, managing externalconsultants where necessary;</span></li><li><span>Proactively manage the estate foropportunities to re gear leases where commercially appropriate;</span></li><li><span>Manage dilapidations claimsaggressively challenging these to secure the best possible settlement andensuring dilapidation costs are minimised;</span></li><li><span>Manage the groups’ legal advisorson lease renewals through conveyancing and litigation process and stay abreastof changes in legislation;</span></li><li><span>Regular store/ town visits toidentify issues and keep abreast of developments.</span></li></ul><p><b>Key Skills &amp; Experience:<br></b><span><br></span></p><ul><li><span>Ideal 3+ years’experience in a Property role or similar with both strategy and commercialexperience</span></li><li>Strongknowledge of retail market &amp; property</li><li><span>Strongliteracy and numeracy skills</span></li><li><span>Goodcommunication skills and high attention to detail</span></li><li><span>Soundskills and understanding of basic Microsoft Office Productivity Suite (Word,Excel)</span></li><li><span>IdealIWFM, IOSH or NEBOSH qualification</span></li></ul><p></p></div></div><!----><!----><!---->
