Our customers remain at the heart of everything we do.</p><p> </p><p>Our retail concept is simple - we offer 'mid-price' home, leisure and garden products, drawing together everything that could be needed for the stylish home at affordable prices.</p><p> </p><p>As a result of our expansion plans and our continued ongoing success we are now looking to appoint an Assistant Property Manager to join our Property Department.</p><p> </p><p>This role will report to the Head of Property and be responsible for carrying out all necessary tasks to help ensure the efficient operation of our Property Team. This includes helping to shape the overall property strategy, assisting in the management of the existing estate and assisting in the process of identifying and acquiring new sites. The Property Team is responsible for a portfolio of nearly 300 large out of town locations.</p><p> </p><p>Based at our Head Office in Plymouth, with national travel as required, this is a unique opening in a stunning part of the country. This unique opportunity combines a challenging, high impact role at one of the UKs fastest growing companies with the sought-after Devon location and lifestyle.</p><p> </p><p><strong>Responsibilities:</strong></p><p><strong>Site Management:</strong></p><span><ul><li>Act as a point of contact for managing agents of retail parks.</li><li>Liaise with stakeholders both internal & external to resolve issues.</li><li>Deal with service charge issues and ensure we are getting value for money.</li></ul></span><span><ul><li>Work closely with our Facilities Team and provide assistance where required.</li><li>Ensure any Landlord required works are necessary and in accordance with lease.</li><li>Co-ordinate Landlord visits with stores and resolve any follow up issues.</li></ul></span><p><strong>Lease matters:</strong></p><span><ul><li>Assist with external partners on all aspects of identification and securing suitable new sites.</li><li>Assist with rent reviews and lease renewals including instructing agents where necessary to act on the Company’s behalf.</li><li>Assist with Licences for improvements and alterations, lease variations.</li><li>Liaise with in-house and with landlord’s solicitors on the above</li></ul></span><p><strong>Other:</strong></p><span><ul><li>You will need to ruthlessly prioritise spend on the property estate to ensure The Range maximises it’s return on investment.</li><li>Ensuring that The Range meets its statutory and commercial obligations related to its property portfolio</li><li>Be actively engaged in finding and delivering an aggressive new store roll out plan across the UK & RoI</li></ul></span><p style="margin-left:36.0pt;"> </p><p><strong>Person Specification:</strong></p><p>This is a demanding role in a fast-paced environment, the successful candidate will be expected to demonstrate the following:</p><span><ul><li>Experience of managing portfolios of commercial property, including asset management, acquisitions & disposal and a good understanding of the UK commercial property market</li><li>The ability to grasp new concepts quickly and to take the appropriate actions</li><li>The skills to manage the deployment of resources to meet new and changing demands</li><li>Experience of developing policy/strategies in a commercial environment</li><li>Excellent interpersonal skills coupled with an ability to build and develop strong working relationships with both internal and external stakeholders up to Director level</li><li>Excellent time management, planning and organisational skills</li><li>Able to work independently to deadlines and under pressure with confidence whilst maintaining accuracy and attention to detail</li><li>Commercial awareness and exceptional customer focus</li><li>Computer literate (Excel, Word, PowerBI)</li></ul></span><p> </p><p><strong>What we offer:</strong></p><p> </p><span><ul><li>Competitive salary</li><li>Pension</li><li>Long service awards</li><li>Employee discount</li><li>Cycle to work scheme.</li></ul></span><p> </p><p><strong>Position: </strong>Permanent, Full-time</p><p><strong>Hours:</strong> Monday – Friday, 08:45am – 17:30pm.</p><p><strong>Location: </strong>Plymouth, Devon</p></div><div class="row" style="margin-top: 5vh;"><div class="col-xs-12 col-sm-4 col-sm-offset-4">
